Director of Digital Marketing and Event Planning - CIP (Posted 1/2)
The Director of Digital Marketing and Event Planning is responsible for overseeing all advertising and marketing efforts that focus on lead generation for CIP’s apartment communities. This position manages all media buying, advertisements, email campaigns to prospects, direct mail advertising, property signage, trade shows and company events dedicated to attracting new residents. This position also oversees CIP’s outreach marketing program, sponsorship requests and partnerships with local businesses.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Manage media buying and advertisements on various advertising platforms for 30+ communities.
Work with leadership to determine marketing budgets and adjust advertising throughout the year.
Create and manage Google AdWords and Facebook ads.
Develop and execute email campaigns to assist with lead acquisition.
Manage direct mail advertising effort and work with communities to determine message content.
Monitor analytics and effectiveness of all advertising.
Manage CIP’s Advertiser Program and Perks Program with area businesses
Assist in identifying employers in target markets and develop promotional strategies for those employers (Preferred Employers Programs).
Meet with area businesses to discuss CIP and increase awareness/partnerships.
Oversee marketing outreach programs.
Determine trade shows and events where CIP should have a presence. Lead planning and executing efforts.
Manage sponsorship requests.
Oversee planning, advertising and securing sponsorships for the CIP Parade of Apartments and Fall Open House events.
Work with properties to identify and maximize outdoor signage to drive leads; work with vendors on printing
Monitor surveys to improve resident acquisition.
Coordinate advertising efforts with third party advertising agencies.
Develop and execute email campaigns to help with lead acquisition.
Provide training on lead acquisition software/websites and customer survey programs.
Work closely with the Director of Marketing Communications and Content Strategy.
Utilize and train on Property Management software.
Represent and encourage others in “living” out the company Mission Statement, Vision and Core Values.
Absorbs and complies with laws/policies regarding Federal, State and Municipal Fair Housing Laws, The Nebraska Tenant Landlord Act, and the Federal and State Safety Regulations.

EDUCATION and/or EXPERIENCE
Bachelor’s degree in marketing, advertising or business; at least five years of related experience and/or training.
Must have experience in Google AdWords, Facebook ads and Microsoft Excel. Experience in Adobe Creative Suite preferred but not required. Must have experience in event planning.
Experience managing others preferred.
Ability to add, subtract, multiply, and divide in all units or measure, using whole numbers, common fractions, and decimals.
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS
Certification in Google AdWords is preferred but not required.
